Coverage for the roof, the rent roll, and everyone under it.
Habitational is one of the hardest classes in the market right now. Valuations, wind and hail deductibles, and assault & battery sublimits decide whether a claim gets paid in full or leaves you holding the difference. We work to build a program around all of it.

The two lines that decide every habitational claim...
Owners tend to shop these on premium alone. The form language underneath them is where the money actually is.
Commercial Property
Buildings, contents and business income — including the rents you stop collecting while units sit unrentable. The real work is in valuation: replacement cost versus actual cash value on roofs, coinsurance penalties on stale statements of values, ordinance & law for bringing an older building back to current code, and separate named-storm and wind/hail deductibles that can run several percent of the insured value.
Explore Commercial Property →Commercial General Liability
Third-party bodily injury and property damage across the property — slips, stairwells, pools, playgrounds and parking lots. On habitational risks the limit on the declarations page is rarely the limit you have: assault & battery, firearms, animal liability, habitability and mold, and abuse & molestation are commonly sublimited or excluded outright. We read those endorsements before you bind, not after a loss.
Explore General Liability →Everything else an owner or operator needs...
Excess & Umbrella Liability
The high limits lenders, JV partners and property management agreements demand — sitting above your general liability, auto and employer's liability in one tower.
Commercial Umbrella →Directors & Officers
Protects condo and HOA boards, managers and members from claims over assessments, elections, rule enforcement and governance decisions — the exposure a package policy leaves wide open.
Directors & Officers →Crime & Employee Dishonesty
Covers theft of rents, reserves and association funds by employees or a third-party manager, plus forgery and funds-transfer fraud. Often required by association bylaws and lender covenants.
Crime →Employment Practices Liability
Claims from leasing agents, maintenance techs and on-site staff alleging wrongful termination, discrimination or harassment — with third-party coverage available for allegations brought by tenants and applicants.
Employment Practices →Equipment / Systems Breakdown
Boilers, chillers, HVAC, elevators and electrical systems — sudden mechanical or electrical failure plus the lost rents and spoilage that follow. Property policies exclude the breakdown itself.
Systems Breakdown →Environmental & Pollution
Site pollution liability for mold and indoor air quality, lead and asbestos in older stock, underground storage tanks, and legacy contamination that transfers with the deed at acquisition.
Environmental →Flood
Rising water is excluded from every commercial property form. NFIP limits rarely reach the replacement cost of a multi-family building, so we layer private and excess flood over the top where the schedule calls for it.
Flood →Commercial Auto
Maintenance trucks, golf carts, shuttles and courtesy vehicles, with hired & non-owned auto for staff running errands and vendors moving between properties in their own cars.
Business Auto →Workers' Compensation
Statutory coverage for maintenance, groundskeeping, leasing and management staff — with class-code review and experience-mod verification to keep your rate honest.
Workers' Compensation →Cyber Liability
You hold applications, credit reports, bank details and payment portals for hundreds of residents. Covers breach response, notification, ransomware and funds-transfer fraud on rent and escrow accounts.
Cyber Liability →Builders Risk & Renovation
For value-add repositioning, gut rehabs and unit turns at scale — including vacancy considerations, existing structure coverage and soft costs when the schedule slips.
Builders Risk →Inland Marine
Mowers, lifts, tools, signage and property in transit between buildings — the mobile assets a fixed-location property form was never written to follow.
Inland Marine →Three places habitational coverage quietly fails.
None of these show up on a premium comparison. All three show up at claim time.
The sublimit nobody read
A $1M general liability policy with a $100,000 assault & battery sublimit is a $100,000 policy for the claim most likely to hit a residential property. Same story for animal liability and habitability.
The statement of values from 2019
Construction costs moved. Your insured values may not have. Coinsurance and margin clauses turn that gap into a percentage taken off the top of every partial loss, not just a total one.
The deductible that isn't a number
Wind, hail and named-storm deductibles are frequently written as a percentage of building value per location. On a schedule of buildings that can mean a very different retention than the flat deductible on your declarations page.
An independent agency that reads the endorsements.
- Habitational is a specialty, not an accommodation. Apartments, condos, HOAs and mixed-use are a core part of what we place every week — it's what we were built to do.
- Admitted and surplus lines access. When standard markets decline the older roof, the frame construction or the loss history, we go to the markets that will look at it.
- Programs structured by asset. A garden-style apartment complex, a Class B office building and a self-managed HOA need three different programs. We build them that way.
- Independent advocacy. We work with multiple carriers and wholesale brokers to find your portfolio the right coverage at the right price.
Let's stress-test your current program.
Send us your current policy and statement of values. We'll review the sublimits, valuation and deductible structure and show you where the gaps are — whether or not you move the account.
